Terms 2026
Terms of occupancy are contained in a written Rental Lease Agreement and the Rules and Regulations of the Villas which will be provided once an offer of tenancy is made by Landlord. All occupants must be a party to the lease. This is a short-term vacation rental and not a long-term residential tenancy. Tenant may not utilize the Premises address as their permanent address. Short stay guests of occupants are permitted. There is no smoking, vaping, or pets allowed. Health Insurance is required.
Rent and other expenses are due and payable in U.S. Dollars upon signing and acceptance of the lease. A payment plan may be offered for leases of three months or longer. With a 120-day written Notice of Cancellation, the rent, security deposit, cleaning fee, and FL Occupancy Tax are refundable less a processing fee. Any refunds for cancellations not meeting those time requirements are contingent upon re-rent of the Premises. There is no refund for unused accommodations due to late arrival or early departure.
Months of February, March, and April of each year will not be opened for reservations until the preceding January is booked and under contract.
Payment Method
Electronic payment via Zelle is strongly recommended. Most major banks offer this free money transfer service. A list of banks utilizing Zelle can be found HERE. Payments will also be accepted electronically via Venmo, bank wire transfer via instructions given to Tenant. Tenant assumes all costs related to a wire transfer. Credit card payments are not accepted. Therefore, payment utilizing Zelle is highly recommended.
